Room for Rent in BIG Cozy House, | Balcony and nice view of Kyoto.

Near Kyoto University ,1 min by bike or 3 min on foot. South of Kyodai Seimon-mae(Ichi-jo Dori). Excellent location! Close to most of the action in town, its all a bike ride away. Shopping, famous attractions (Ginkakuji, philosopher’s path, Nanzenji, Heian Jingu), night life, cheap restaurants, Budo center, handicraft center, Gion and much much more. All within bike riding distance or a bus/train ride. Kyoto station JR, is reached by bus (15-min) or bike ride <30 min by riding along the kamo river.

Room #1: 4.5 tatami + closet + storage. 2nd fl. private room, fan, futons, heater, center table, book shelves, very bright, balcony with nice view of entire city! Comes with LAN cable for internet and lock on door. Clean, quite and spacious. Available: December 1st 2009.

Room #2: 6 tatami room (one of which is a raised reading nook/bed area).  Futons/sheets/blankets, non-closet clothing hanger set, storage closet, air-conditioning option, classic sliding washi panels, window ledge area with beautiful view of city, floor level make-shift desk, comfortable chair, leather chair, LAN cable, lock on door. Note: there is some furniture stored in the corner of the room covered up in white sheets, bringing the size of the room down to 5.5jo.  It tends to be people’s favorite choice of room, but you may want to see it in person before booking from afar. *Available February-March 2010*

Rates:

  • Room #1; 60,000 per month (20,000 deposit),Weekly: 20,000Y, Daily: (less than one week) 3500/night(if not renting weekly)
  • Room #2 60,000 per month (20,000 deposit), 20,000/week, 3500/night.(if not renting weekly)
  • Deposits above are minimums. It will be set on a case by case bases depending on how far ahead and how long the booking is done.
  • High speed Internet (LAN) in rooms
  • Utilities and Internet included in rent + 20L of Kerosene per month free
  • Rates for more than one person for either room: inquire.
  • Discount for contract length of 6 months+ is 7%; 1 year term 10%
  • Deposits are refundable so long as you clean your room, dont damage property and have no outstanding debts.
  • NO Key (gift) money, NO Guarantor needed,. Low Deposit. this all gives temp travelers good flexibility.
  • month to month/weekly/daily rental contracts. 30 days notice to vacate, (for monthly renters). Weekly and nightly renters pre-pay.
  • Monthly rates only apply if you rent a month at a time. if you rent 1 month plus 1 week, the 1 weeks rent is calculated on the WEEKLY rate, not the monthly. Furthermore for example if you rent 1 week plus 3 days, you would pay for the 1 week at a weekly rate and the remaining 3 days at the daily rate.

INTERNATIONAL BOOKINGS:

I can book you from abroad however, advance bookings require a deposit to hold a room. If you do not show up or cancel within two weeks you forfeit the deposit as a “no show”.  Unfortunately a refund cannot be given if you are unsatisfied upon arrival (which I really don’t think would happen).  Sending the deposit for holding is an act of approval of the house.  Otherwise you can come see the house upon your arrival in Kyoto and book it in person if a room is available at that time.  I cannot guarantee a room for you unless you send a deposit however.  In the case you are arriving within a week or less, I may be able to hold it for no fee if it is still available.

If you need a room for the future and there is no availability, email us and we’ll notify you of any changes in vacancy by email or phone.

All Utilities and Internet are included in the rent.(18L of kerosene/mo. included for winter) Per person, normally, utilities would add up near this: 2000 per month for Internet, gas 1-3000/month (depending on season), electricity 1-3000/mo per person depending on season, and 1500/mo for water. So, consider utilities to be 4-9000/mo min per person in theory. So now factor in this value in to the total rent cost to see the base rent rate.

Of course there are cheaper places around town. Well those “cheap” places have their down sides over this house. Such as being in remote areas, or SMALL, or shared with more than 3, grungy, too many rules, curfews, long contracts, large deposits, needing a guarantor, grumpy Japanese landlords, bullshit house rules, noisy traffic, lack of amenities, no space, no internet in your room, not furnished, and probably no view of kyoto like this house does…  the list goes on.

Just come by and see this house and how well it compares in terms of comfort, size, quiet, location, furnishings, cool roommates and more. Its OK to be a night owl at our house too.

Usually up to 3 people max in the house at once. [ 3 bedroom house].

I know where everything is, shortcuts, good stores, clubs/restaurants etc. I can even help you get you a job teaching if you need.  I have lived in Japan for a few years now, can speak the language, and will be happy to assist you in any way that I can.

  • Office center: Printing, Photocopies, Scanner, FAX, and outgoing calls to the U.S.A.  available for a small additional fee.

More about the house: Washing machine, large new fridge, bath/shower, heater, futons, kitchen equipment, plenty of storage. Bike parking  [Buses: #206, 201/ 17, 102, 201, 203 at higashioji/Konoe-dori]. Nearest train stations are Keihan Marutamachi   and Demachiyanagi.

House is just south east of Kyoto University. 5 min bike ride to the keihan station. either Marutamachi or Demachiyanagi station. see map below.
